Where house sellers have an estate agent on their side to represent their interests throughout the process, including marketing the property, negotiating the highest possible sale price, advising on the next steps, keeping to their desired timescales and advising what do if there is a problem, buyers don’t have anyone in a similar role.

The fact is that if you’re a buyer, you’re very much on your own.

You may have a mortgage adviser, who will help you secure the money needed from a lender but aside from this, their remit is very limited. You will also have a solicitor to undertake the conveyancing but they will probably never see the property and are only usually instructed once the sale has been agreed.

Outside of this, buyers are left to fend for themselves and don’t have anybody as an ‘agent’ on their behalf – somebody impartial that they can discuss things with and represent their interests.

It’s no wonder that people find buying a property stressful. Buyers have to enter the minefield of purchasing a property without professional representation – having to decide on an appropriate price, making an offer, negotiating the price and deciding what type of survey to get. Thereafter, they’ll often be left with minimal advice interpreting the surveyor’s report, deciding whether to chip the price, understanding the amount of repair work, arranging further checks on electrics and boilers, asbestos surveys – the list goes on.

It doesn’t have to be like this. As an independent practice of Chartered Surveyors, Lea Hough offer a more personal service than is offered by corporate national firms. When you receive a survey or valuation from us, a member of the team who conducted the survey or valuation, is a phone call away. We make ourselves available to ensure you understand all of the report, offering any further advice you may need so you can be clear what step to take next.

Should you require us to prepare further reports, or evidence to renegotiate on price, we can provide these services.

Furthermore, if you decide to proceed, our team can help with assessing the feasibility of alteration / extension works. Then once the sale is complete, we can handle the design and do the drawings, submit planning applications and manage building works.

It is also worth remembering that any advice we offer is truly impartial as our fee isn’t dependent on whether or not the sale goes through.
