What Are Your Options?

As one of the most desirable places to buy a property in the North West, Ribble Valley property prices have outstripped other areas

Across the Ribble Valley you will find a whole host of characterful properties, including period cottages within the picturesque villages, townhouses close to amenities, barn conversions surrounded by countryside as well as equestrian properties and private estates.

If you want to build your dream home, you have the options of self-build, where you organise and design the construction of your home, or custom-build, where you work with a specialist developer. Within self-build are further options including a one-off home where you are physically involved in the construction of your home, a contractor built one-off home where you appoint a contractor to build the home to your specification, or kit homes, where you select your preferred kit home and the company erects it.

Within custom-builds, you have options of a developer-built one-off home or being part of a developer-led group project where a developer builds the homes, which each self-builder then completes. The Self Build and Custom Housebuilding Act 2015 requires relevant authorities to keep a register of individuals and associations who are seeking to acquire serviced plots of land for self-build and custom housebuilding.

Another option is to purchase a building with potential and convert it into your perfect home. You should consult an architect to assess the feasibility and explore the constraints and opportunities of the existing fabric of the building to ensure it can be re-designed to suit its new use while retaining its character and heritage.

You may find the best option is to extend your existing property to afford you more space. Again, there are multiple options to explore, such as a loft conversion, adding an orangery or sunroom, or a double storey extension. Planning permission requirements need to be considered and whether the extension will add value to your property or not.

If you are looking for a new ready-built property, you will find a variety of unique developments throughout the Ribble Valley. Sizes of developments vary widely from small bungalows and three bedroom semi-detached homes to large, four and five bedroom detached homes. You might be surprised at the options available, including arts and crafts’ inspired designs that lend individuality to each home or sustainable homes with features such as eco-friendly air source heat pumps. The options are endless!
